Quick fixes to upgrade your property listing

There are a number of easy things you can do to help present your property in the best possible way when you put it on the market.


Follow these tips to make sure you and your agent pull together the ultimate listing, showing your property in the best light:


It’s all about photos

Photos are key to grabbing buyers’ attention, they let potential buyers visualise themselves in your home; we recently increased the size of images on mobile so users can see your property in even more detail.

 You may want to show every nook your house has to offer, however the ultimate listing contains 5-9 images [1]. If you have less, users may not get a good idea of the property, and with a lot more images, attention levels may dwindle. Just remember you can always refresh images after a couple of weeks, to give buyers new perspectives of your property. Work with your agent/photographer to capture the house at great angles. You know your property the best so share where you think the light accentuates features and what rooms showcase your property.


Clean, tidy and de-clutter

Make your property stand out to buyers with a clean and clutter-free home; not only can this force you to spring clean, but clutter free spaces always look bigger. Put unnecessary belongings in storage cupboards and give the place a good scrub. Over half of our users have told us that they would be put off a property with a dirty looking kitchen and bathroom [2]. Make your bed, draw your curtains and put away dirty laundry– sounds like common sense? – you’d be surprised at how often people forget to do these simple things.


Tell your agent how and why you fell in love with the property

Compile the ultimate description of your property by sharing your insider knowledge of the house as well as of the local area with your agent. Most houses have a bathroom, kitchen and bedrooms, so think about other features that you can detail. Has the house been renovated recently, how far is the local train/tube station, do you have special features such as stained glass windows? Intrigue and delight buyers to make your property a must-see!


Floorplans

Make sure your agent includes floorplans to your listing to give potential buyers a better understanding of your property. 37% of buyers said they would be LESS LIKELY to enquire about a property without a floorplan [3].
